RICS Home Survey Level 1

Please select this survey if you are interested in buying or selling a conventional house, flat, or bungalow that is in reasonable condition and built from everyday materials. Please note that this survey is not suitable for older properties, non-standard construction, or properties with known defects.

 

Our service includes agreed terms of engagement, a visual inspection, transparent 'traffic light' ratings, and a summary of risks and defect assessment.

 

Please note that no tests of building fabric or services are conducted, and inspections of drains and roofs are essential. We do not provide any advice on repairs/maintenance or valuation.

This report is perfect for those looking to buy or sell a conventional house, flat, or bungalow made from common building materials. It provides extensive information and aims to assess the property's general condition. 

 

The report includes an agreed Terms of Engagement, a pre-survey phone call, an extensive survey of the property and grounds, a follow-up call, and a detailed report. It also offers professional advice, objectively describing the condition of the different parts of the property and assessing the relative importance of each defect or problem.

 

The report aims to identify any problems that need severe or urgent attention, bring to your attention any potential issues or defects before any transaction occurs, and enable you to budget for any repairs or restoration. It also advises on the amount of ongoing maintenance required in the future. It provides an Insurance Reinstatement figure (if a valuation is instructed) to avoid under or over-insurance and a Market Valuation (if required).

RICS Home Survey Level 3

Our detailed survey report is recommended for dealing with a large, older, or run-down property, an unusual or altered building, or planning major works. It provides more comprehensive information about the property's structure fabric and costs than the other RICS reports.

 

Our surveyor will help you make an informed decision by providing detailed advice on the property's condition. The report will identify any severe or urgent problems and provide estimates of repair costs and timelines. It includes a detailed visual survey of the building, its services, and grounds, as well as an inspection of concealed areas to see if it is safe to do so.
